How the calculation works
The calculator takes the assessed annual value of the property and multiplies it by the rate set by the union parishad.
It divides by one hundred to convert that percentage into the base tax for the year.
If that tax falls below the compulsory minimum, it is replaced by the minimum so the rate never collects less.
Common mistakes
- Forgetting the compulsory minimum, since a small property still pays at least that floor even when the rate yields little.
- Using the market value instead of the assessed annual value, which is the real base the holding tax is charged on.
When to use it
- Use it to anticipate the yearly tax on a house or shop before the union parishad collection date arrives.

Worked example
An annual value of 100,000 taka at a 2 percent rate gives 2,000 taka, which is above the 500 taka minimum, so the tax is 2,000 taka.
Common questions
What happens if the calculated tax is below the minimum?
If the calculated tax drops below the compulsory minimum, the minimum is charged instead, and the calculator flags that this happened.
