How the calculation works

Every conversion here goes through one intermediate unit, square feet, so the arithmetic is a multiply and then a divide: one bigha is 14,400 sq ft, one katha is 720, and a katha is therefore a twentieth of a bigha. The table is explicit rather than a single magic number, because the units are regional and a wrong factor is a wrong land price.

The bigha is the unit that ruins estimates. Bangladesh commonly uses 14,400 sq ft while some parts of India use 27,000, so the same deed reading '2 bigha' is either 28,800 or 54,000 sq ft. The tool converts with the Bangladeshi figure and the page says so; for a purchase, the unit written on the deed decides, not the calculator.

Shotok and decimal are the same thing at 435.6 sq ft, which is one hundredth of an acre, so a 5 shotok plot is 2,178 sq ft and an acre is 100 shotok. Some people say shotangsho for a different unit entirely, which is why the page warns rather than assuming. An acre of 43,560 sq ft is about 0.4047 hectare.

Common mistakes

Using a 27,000 sq ft bigha on a Bangladeshi deed. The conversion is then nearly double, and on land that error costs real money at the registry.
Treating shotok as a different unit from decimal. They are both 435.6 sq ft, and only shotangsho, which some people use loosely, is something else.

When to use it

Use it to sanity-check a listing or a deed before you value a plot: turning bigha into sq ft, katha into bigha, or acre into hectare so two plots can be compared on the same basis.
It is not a substitute for the local record. Because the bigha genuinely differs by district and country, confirm the unit with the sub-registry office or a local surveyor before money changes hands.
