How the calculation works
Enter the monthly rent in Taka as agreed with the landlord.
Enter the monthly service charge for lifts, guards and common utilities if the building charges one.
Enter how many months of rent make up the advance, and the tool adds rent to service charge for the monthly total and multiplies rent by the months for the advance.
Common mistakes
- Leaving out the service charge, so the monthly figure looks lower than what you will actually pay each month.
- Assuming the advance uses rent plus service charge, when the advance is usually calculated on rent alone.
When to use it
- Use it before signing a tenancy agreement to see the full monthly outflow and the lump sum the landlord wants as advance.
- Use it to compare two flats fairly, since a lower rent with a bigger advance may not leave you better off in the first year.
Worked example
With a rent of 15000 Taka, a service charge of 2000 Taka and an advance of 3 months, the monthly total is 17000 Taka and the advance is 45000 Taka.
Common questions
Is the advance the same as a deposit?
In most Bangladeshi rentals the advance is a few months of rent paid up front and returned without interest when you leave, provided the flat is left in good condition.
