How the calculation works
Enter the plot size, choose whether it is measured in katha or shotangsho, and give the price per unit.
The tool multiplies the size by the rate to give the total price, following the local practice where one katha equals twenty shotangsho.
It also converts the rate into a price per square foot, using 720 square feet per katha, so you can compare plots of unequal size.
Common mistakes
- Mixing katha and shotangsho without converting, because a rate quoted per katha is twenty times the rate per shotangsho.
- Forgetting registration, stamp duty and mutation costs, which together add a large amount on top of the bare plot price.
When to use it
- Use it to check the total asking price of a plot before you sit down to negotiate with the seller.
- Use it to compare plots of different sizes sold at different rates on one square-foot basis.
Worked example
A 5 katha plot at Tk 8,00,000 per katha costs Tk 40,00,000 in total. Since one katha is about 720 square feet, the rate works out to Tk 1,111 per square foot.
