How the calculation works
The base cost is the area times the rate per square foot, raised by a multiplier for the finish quality you choose.
A contingency percentage is added on top, because renovations rarely finish exactly on budget.
The three quality levels differ enough that the same room can cost half as much again in premium finish.
Common mistakes
- Skipping the contingency, which is the line that saves a project when something unexpected turns up.
- Using a premium multiplier for the whole area when only the visible finishes need it.
When to use it
- Use it to set a ballpark budget before calling contractors.
- It is not a quote; real prices depend on local labour and materials.
Worked example
1,200 sq ft at 1,500 per sq ft on standard quality with 10% contingency costs 2,250,000 plus 225,000, a total of 2,475,000.
