How the calculation works
The built area is the floor area times the number of floors, and the base cost is that area priced at the rate per square foot.
An extra percentage covers finishing, permits and labour, and the total divided by the built area gives a cost per square foot.
The extra percentage is the line that varies most between a basic build and a finished one, so it is worth setting honestly.
Common mistakes
- Applying the rate to each floor as if the ground floor cost applies to all: upper floors often cost less per square foot.
- Leaving out the site and foundation costs, which the per-square-foot rate does not always include.
When to use it
- Use it to set a rough construction budget before hiring a contractor.
- It is not a tender price; real quotes depend on design, materials and local labour.
Worked example
A 1200 sq ft house over 2 floors at 2200 per sq ft with 15% extras costs about 6,072,000 in total, or 2530 per sq ft.
Common questions
What does per square foot cost include?
It usually covers structure, labour and basic finishing, but not land, furniture or utility connections.
Why add an extra percentage?
Finishing, permits and price rises usually add 10 to 20 percent on top of the base estimate.
