How the calculation works
Enter the total floor area of the home in square metres, counting each floor you plan to build.
Enter the construction rate per square metre and the finishing percentage for tiles, fittings and paint above the basic structure.
The tool multiplies area by rate for the base cost, adds the finishing, applies the contingency to the subtotal for the total, and divides by the area for the cost per square metre.
Common mistakes
- Using a rate that covers the structure only, when the finishing can add a fifth or more on top of the base figure.
- Leaving out the contingency, since site changes and price rises are common and a five percent buffer usually covers them.
When to use it
- Use it when comparing contractor quotes, since the rate per square metre means little until finishing and contingency are added.
- Use it to size a build to your budget, because the cost per square metre lets you work back to the area you can actually afford.
Worked example
For a 200 square metre home at 30000 Taka per square metre, the base cost is 6000000 Taka, finishing at 20 percent adds 1200000 Taka and a 5 percent contingency adds 360000 Taka, giving a total of 7560000 Taka and 37800 Taka per square metre.
Common questions
Does the rate include the land price?
No, it covers construction only, so add the plot cost separately if you are working out the full project outlay including the land.
